Populous Reimagines How Fans Experience The Mansion and Finish Line at Churchill Downs Ahead of the 2026 Kentucky Derby
The focus of the renovations at Churchill Downs centers on enhancing the guest experience while preserving the character and legacy of one of horse racing’s most iconic venues. The renovations elevate two of the racetrack’s most exclusive environments, delivering improved comfort, clearer sightlines to the finish line and a more refined experience surrounding one of the most visible moments in sports.
“Churchill Downs carries a legacy that’s immediately felt the moment you see the twin spires, and we focused on enhancing the experience without overshadowing the track’s history and tradition,” said Mason Paoli, senior principal at Populous.

Located on the sixth floor of Millionaires Row, The Mansion offers aerial views of the finish line and much of the track. The renovated space features upgraded finishes and enhancements that reinforce its private, club-like atmosphere while providing an intimate and elevated setting for guests seeking a quieter luxury experience.
The aptly named Finish Line Suites sit directly at the finish line, offering front-row views of photo finishes and trophy presentations. The 15 suites were refreshed with upgraded bars, each staffed by its own bartender on Derby Day. Renovations to the suites bring upgraded interiors and modern amenities, connecting the suites more seamlessly with The Trophy Room to create a fully integrated, high-energy hospitality environment at the center of the action. A gold line running through the dining room aligns with the track’s finish line, giving guests an immediate reference point within the space.
Populous and Churchill Downs will continue to work together with more upgrades expected to be completed in 2028.
